Grayson did a great job cleaning our flagstone patio and stone retaining walls. He was very knowledgeable in how to clean these areas properly and without causing damage to the stone. He was very professional, prompt, and kind. He was great with communication and explained the entire process from start to finish. He worked so hard and it's obvious that he takes pride in his work. I would definitely recommend SunDog and will be using them again.

Find you a power washing company that will bring your wife flowers! Can't say enough good things about these guys. It's a family owned local business. Love that. The communication was exceptional, showed up on time, very friendly and personable, and even brought us flowers. They are very knowledgeable about the products used. They have the customer service piece down pat. Our porches and outside area look brand new again. Will definitely be using them again.

I'm a home builder and my wife found Grayson (Sundog) through word of mouth and I was skeptical at first just because I wasn't aware of his company. I have a white home that is 10 yrs old and was thinking it may be time to paint again?? Where you land depends on height and stories, how much organic growth has built up, access and landscaping, and how long it's been since the last cleaning. The gap between a $400 house wash and an $850 house wash isn't margin. It's whether the person on your property is covered when something goes wrong, and whether the method used will still look right in eighteen months.
SUNDOG is the registered trade name of Brightenn Exteriors LLC, a Tennessee company in good standing and licensed to do business in Williamson County. We carry $1 million in general liability, commercial auto, and workers' compensation.
We'll send a certificate of insurance on request — and we'd suggest asking every contractor you hire for one.
Trained SUNDOG technicians, in uniform, in a marked vehicle. You'll get a text before we arrive, so there's no unfamiliar van in your driveway unannounced.

High pressure belongs on hard surfaces — concrete and pavers. Everything else gets soft washed: low pressure and a cleaning solution that kills organic growth at the root rather than blasting it off the surface. High pressure on vinyl or stucco can force water behind the material. High pressure on asphalt shingles strips granules and takes years off the roof.
If a contractor quotes you a "pressure wash" for your roof or your siding, that's your answer on whether to hire them.
This is the question we get most from homeowners who've invested in their grounds, and it's the right one to ask.
Every bed and specimen within reach gets saturated with clean water before we start, kept wet during the wash, and rinsed thoroughly after. Dilution matters more than volume — the solution that kills boxwoods is the one mixed too hot by someone in a hurry.
You don't need to be home. Exterior work goes forward either way — we just need water access, an unlocked gate if the yard is fenced, and vehicles clear of the work area. You'll get a text when we're on the way. (Interior window cleaning is the exception; someone needs to let us in.)
For exterior window cleaning: please have the window screens removed before arrival, or we will have to come inside and remove them for an additional $5/screen.
As for prep: windows and doors closed, and a heads-up on any known leak, failed seal, or damaged siding.
That's it. You don't move furniture — we do. Patio sets, grills, planters, pots, cushions, the whole porch. Everything comes off, everything goes back where it was. If something is fragile or you'd rather handle it yourself, point it out and we'll leave it alone.
We come back and fix it. That's the promise on every job, and it's part of why we quote accurately rather than cheaply — a business running on thin margins can't afford to return, so it doesn't.

Organic growth — algae, mold, mildew, lichen — comes off reliably. What doesn't always: rust, oxidation on aged vinyl, paint failure, deep-set oil in concrete, artillery fungus. If we don't think something will come clean, you hear that during the estimate, not as an excuse afterward.
For a house wash in Middle Tennessee, expect 12-18mo before growth is noticeable again. North-facing walls and anything under tree canopy go first.
Our humidity grows algae faster than most of the country, which is why annual service is the norm here. The homes on your street that always look right are on a schedule.
