If an uninsured contractor is injured on your property, that exposure can land on your homeowner's policy. We'll send a certificate of insurance on request — and we'd suggest asking every contractor you hire for one.

No. Exterior work goes forward whether you're there or not. We need water access, an unlocked gate if the yard is fenced, and vehicles clear of the work area. You'll get a text when we're on the way and photos when we're finished. Interior window cleaning is the exception — someone needs to let us in.

It would, which is why we don't do it on those surfaces. High pressure belongs on hard surfaces — concrete and pavers. Everything else gets soft washed: low pressure and a cleaning solution that kills organic growth at the root rather than blasting it off the surface. High pressure on vinyl or stucco can force water behind the material. High pressure on asphalt shingles strips granules and takes years off the roof. If a contractor quotes you a "pressure wash" for your roof or your siding, that's your answer on whether to hire them.

Soft washing is the method most shingle manufacturers specify. Pressure washing is what voids warranties. Those black streaks are gloeocapsa magma — a cyanobacteria that feeds on the limestone filler in asphalt shingles and holds moisture against the roof. Left alone, it shortens the roof's life. Cleaned correctly, it comes off without touching the shingles.

Every bed and specimen within reach gets saturated with clean water before we start, kept wet during the wash, and rinsed thoroughly after. If you have anything rare, newly planted, or that you'd be sick about losing, walk us to it before we start and we'll tarp it or work around it.

No. Windows are hand-cleaned, not pressure washed. Screens come out, get cleaned, and go back in the opening they came from. If you have older wood windows, failed seals, or existing damage, we photograph it and tell you before we start — not after.

We tell you immediately, we document it, and we resolve it through our insurance. We're not going to finish the job and hope you don't notice for a week.

Windows and doors closed. Vehicles out of the work area. Gates unlocked. And a heads-up on any known leak, failed seal, or damaged siding. That's it. You don't move furniture — we do. Patio sets, grills, planters, pots, cushions, the whole porch. Everything comes off, everything goes back where it was. If something is fragile or you'd rather handle it yourself, point it out and we'll leave it alone.

Most single services wrap up in a few hours. Full packages — a house wash with windows and concrete, say — can take most of a day, and roof cleaning is usually a full-day job on its own. You'll get a time window when we schedule and a text if anything shifts.
